Arlene Koutras advises clients in connection with a wide range of real estate matters with a focus on the representation of institutional lenders in the financing of commercial and multifamily properties and the sale of those loans to Fannie Mae and Freddie Mac. Ms. Koutras also has experience with portfolio and cross-collateralized loans at a national level and other loans involving affordable housing/subsidies complex structures, ground leases, master leases, state housing finance agencies, local municipalities, defeasance, and low income housing tax credits. 

Representative Transactions

  • Representation of a bank in the origination of housing loans on cooperative housing projects located throughout New York State. Typical transaction consists of a first lien fixed rate mortgage and a secured second lien line of credit.
  • Representation of a Fannie Mae DUS lender in the financing of a 600-unit $250 million multifamily loan portfolio with properties located in eight different states.
  • Representation of a Freddie Mac in the credit enhancement of $15.5 million bond financing by HFA to finance acquisition and construction of 92-unit multifamily affordable housing complex in Westchester County, New York.
